Well, here we are, in the midst of a very active spring market. Many homes are selling as quickly as they hit the multi-list system. But it is no longer a case of location, location, location! The homes that are selling quickly have had a professional hand guide them to market and they are in good condition, in a good location and priced right, too.

Good Condition

Good condition means more than just looking good. It means everything from being structurally sound to functioning mechanicals (furnace, air conditioner, hot water tank, etc.), dry basement, secure foundation and more. It means that all electrical is working properly and meets electrical code standards. It means that all attached and recessed lighting include matching, working light bulbs. It means that the house is clean! And, it means much more that can be revealed through a home evaluation. Part of good condition also means that the home has been staged. "Staging" includes everything from organizing closets to placing furniture and beyond. This is a service that we, at Shain Park Realtors, offer to every one of our listing clients at no additional cost. BTW - homes that are staged sell fast and for more money according to the NAR Profile of Home Buyers & Sellers!

I will share the salient points of "Good Location" in my next post!
